CANCELLATION POLICY:
Please read in full and make yourself aware of our Cancellation Policy: 

ALL reservations made for Holidays are Non-Refundable

Daily/weekly  reservations (1 -13 days reserved):  ANY  and  ALL  cancellations  and/or changes  will  incur a $25  fee.  Cancellations/changes  must  be  made  14 days  prior to  the date of  check in  in  order  to  receive  a refund less the $25.00  cancellation  fee.  If  the  cancellation  is  made  14 days or less to the date of check in, there is no  refund.  If  multiple  sites  are  booked,  the  cancellation  fee  and  policy applies  to  each  site  that is  cancelled.  

Reservations that have 14-29 days reserved  –  ANY  and  ALL  cancellations  and/or  changes  will  incur  a  $50  fee.   Cancellations/changes  must  be  made  60 days  prior to  the date of  check  in,  in order  to  receive a refund less  the $50.00  cancellation  fee.  If  the  cancellation  is  made 60 days or less to the date of check in, there is   no  refund.  If  multiple  sites  are  books,  the  cancellation  fee  and  policy applies  to  each  site  that  is cancelled. 

Monthly reservations (29 days or more reserved) - ANY  and  ALL  cancellations  and/or  changes  will  incur  a  $100 fee.   Cancellations/changes  must  be  made  90 days  prior to  the date of  check  in,  in order  to  receive a refund less  the $100.00  cancellation  fee.  If the  cancellation  is  made 90 days or less from the date of check in, there is   no  refund.  If  multiple  sites  are  books,  the  cancellation  fee  and  policy applies  to  each  site  that  is cancelled. 

NO REFUNDS  for no call/no show, inclement weather or conditions beyond our control, early departure, change of plans or last minute changes, State of Emergency, Pandemic.

  •  100% of the total reservation cost is to be paid upon booking.  Holiday weekends (Memorial Day, 4th of July, Labor Day and Columbus Day) will require full payment at time of booking.   

Payment / Damages: Your balance must be paid in full upon or prior to check-in. There are no refunds for early departures for any reason. Guests may pay in cash. You are responsible to pay for any damages caused by yourself, guest or visitor in your party. 


CHECK IN/CHECK OUT:

  • Check in time is 1:00 PM or later, check out time is no later than 11:00 AM. 

  • If early check in is available the rate is $3 per hour prior to 1:00.   

  • There is a late check out fee of $5 per hour past 11:00 am   

  • Prime Season - We allow campers to check in until 9 PM.

  • $3 daily guest fee/$6 overnight guest fee

HOLIDAY RATES (3 night minimum) - Memorial Day, 4th of July, Labor Day, Columbus Day - rates are high for holidays

Rates include 4 people, $3 each additional person-per day
Check in after 1 p.m./Checkout by 11 a.m., late check out will incur additional fees

Monthly - Full time from May through October (water, sewer 30 amp)
$650 per month plus electric

Summer Monthly - Weekends & two weeks between May and October (water, sewer, 30 amp)
$600 per month plus electric

Winter storage is available

We accept credit cards with a 4% surcharge, we also accept Venmo.
We do not accept personal checks upon check in
